It includes a rezone from Design Residential 1.8 Units Per Acre (DR-1.8) to Single Family Residential, 20,000 square-foot minimum lot size (20-R-1). It also includes a vesting tentative tract map to subdivide a 5.59 gross acre (4.7 net acre) property into seven (7) lots (6 net new) for development of one single family dwelling per lot, including architectural guidelines for the subdivision.

Somera Medical-Dental Office Building
A Development Plan was requested for the construction of a new two-story, 20-000-square foot medical-dental office building at 454 South Patterson Avenue. Associated with the Development Plan application are Modification requests to allow approximately 22 square-feet of paved parking surfaces within the front yard setback and compact parking spaces within the northern side yard setback. The proposed two-story medical-dental building would have a maximum height of 35-feet, as permitted within the PI zoning district.
